The Story

This 14′ × 48′ MODERN 2 Bedroom with an 8′ × 12′ mudroom was built for clients running an RV park and campground just outside Whistler, BC. Zoning required them to provide housing for their park manager, so this home is what made the campground work. Built for a fire development permit area and the highest snow load we've engineered to date.

How It Started

The clients reached out after getting their RV park up and running. To get the whole thing zoned properly, they were required to provide housing on site for a park manager. Without it, the campground couldn't operate the way they needed it to.

So we went to work on a plan. They knew they needed a two bedroom, and we spent the early part of this project figuring out a layout that suited how the manager would actually live and work there through the season. Once we had a plan they were happy with, we got building.

The Build

Two things drove this build from the start: the property sits in a fire development permit area, and it's in a very high snow load zone. The highest we've ever built to.

The permit area is what took the exterior all black metal. Roofing and siding both, with cedar trim around the windows and door to warm it up and keep it from reading as a black box. For the snow load, we went with a low slope roof and added insulation in the ceiling. That combination is far easier to get right in a controlled shop than up a mountain in the middle of winter.

The 8′ × 12′ mudroom was a call we made because of where this thing was going. There is a lot of snow up there, and the manager is in and out all day dealing with the park. Having a proper space to come in, drop your gear, and get your boots off before you're in the house is a real livability difference in that climate. It ended up being one of the best parts of the layout.

Inside, it's a full pine interior with our standard finishing package throughout. White shaker cabinets, butcher block countertops, tile, and an acrylic shower base with our natural grey shower tile. When the exterior is doing something specific for a permit, there's a lot to be said for an interior that's dialled right in.

We also ran a pre-engineered ledger board where they plan to build a patio off the living space. That way the structural side is handled ahead of time and they're not drilling into a finished wall down the road guessing at what's behind it.

The Installation

We brought both units up and staged them on site. The RV park had plenty of room, so we were able to park the buildings in the RV lots right beside where the home was going and leave them there until the crane was ready.

A few days later we met Black Tusk Crane on site and lifted both units in one day, getting them structurally connected before we left. From there we spent a few days marrying the two units together, finishing out the inside, and waterproofing and flashing the home down to the foundation.

The site made this one straightforward. Having the room to stage right next to the final position takes a lot of pressure off a crane day.

Another Successful Delivery!

The park managers moved in about a week after the set and were ready to go for the season. The campground has its housing requirement covered, the manager has a proper two bedroom home to live in through the rental season, and the whole park is set up to run the way the clients planned it.
