Our buildings leave the shop anywhere from 90% to 100% complete, but a successful project still comes down to what happens in the field. Foundations, site construction, modular installation, finishing, and final turnover. That’s where this role lives.

Who we’re looking for

An experienced Site Foreman / On-Site Lead Builder to take ownership of field construction and site execution. This is not a role for someone who wants to supervise from the sidelines. We want a hands-on carpenter and leader who understands residential construction, thinks several steps ahead, works well with trades and subcontractors, and knows how to keep a project moving safely without sacrificing quality.

Depending on the project, you might be preparing a foundation for an incoming modular home one week and completing stairs, decks, exterior assemblies, and final turnover the next. When there’s no site work on, you’ll be back at the shop with the production team, building alongside them and planning the next round of site work.

What this role is accountable for

• Leading day-to-day construction activities on Elk Ridge Modular project sites
• Completing and overseeing footing, foundation, basement, framing, structural, stair, and general carpentry scopes
• Reviewing drawings, specifications, engineering details, and site information before and during construction
• Laying out foundations, walls, openings, stairs, and structural components accurately
• Coordinating subcontractors, suppliers, equipment, inspections, and site activities to maintain project schedules
• Working closely with Project Management and Operations to plan upcoming work, materials, labour, equipment, and subcontractor needs
• Identifying construction conflicts or deficiencies early and communicating them before they impact cost or schedule
• Inspecting work completed by employees and subcontractors and identifying deficiencies requiring correction
• Supporting modular delivery, crane set, building placement, connection, and final installation
• Coordinating and completing stair, landing, deck, blocking, framing, and exterior site-built components
• Leading workers and subcontractors through clear expectations, priorities, and daily direction, and mentoring developing carpenters
• Maintaining accurate daily progress reporting, site documentation, photographs, and Work in Progress updates
• Maintaining a clean, organized, professional, and safe construction site
• Working in the shop with the production team when there is no active site work
• Travelling to project sites throughout British Columbia and potentially Western Canada as required

Health & safety responsibilities

As the person leading work on-site, safety leadership is a major part of this position:

• Providing leadership and mentorship around safe construction practices
• Completing and participating in site-specific hazard assessments and safety planning
• Ensuring workers and subcontractors understand site hazards and expectations
• Maintaining awareness around excavation, concrete work, fall protection, scaffolding, cranes, telehandlers, forklifts, and other construction equipment
• Ensuring required PPE and safety systems are being used
• Complying with WorkSafeBC requirements and our Occupational Health & Safety Program, and maintaining required safety documentation
• Identifying and reporting unsafe conditions immediately; reporting incidents, injuries, and near misses

Experience & traits needed

• 7+ years of residential or commercial construction experience, with significant hands-on carpentry
• Strong experience with footings, foundations, basements, and concrete construction
• Strong wood-frame construction experience, and experience laying out and installing stairs
• Ability to read and interpret architectural, structural, and construction drawings
• Strong understanding of construction sequencing and strong practical problem-solving ability
• Previous experience leading workers, crews, subcontractors, or construction sites
• Ability to plan several steps ahead and identify what will be required next
• Clear, professional communication with trades, management, inspectors, and clients
• Comfortable making field decisions within scope, without constant direction
• Willingness to get on the tools and work alongside the team
• Valid driver’s licence, reliable transportation, and willingness to travel and stay overnight
• A good sense of humour. Construction supplies enough nonsense on its own.

Strongly preferred

• Red Seal Carpenter certification
• Previous Site Foreman, Lead Carpenter, or Superintendent experience
• Experience building complete homes from foundation through finishing
• Experience with concrete formwork and coordinating building inspections
• Understanding of the BC Building Code; First Aid certification

We aren’t expecting one person to be the world’s greatest concrete finisher, framer, stair builder, metal installer, and finish carpenter. We’re looking for someone with enough complete-building experience to understand how all of those scopes connect, and enough leadership ability to make sure they come together properly.

Compensation & schedule

• $42–$52/hour depending on experience, qualifications, certifications, and demonstrated ability
• Full-time, permanent
• Based from Coldstream, BC, with regular work at project sites
• 10-hour shifts may be required, with overtime as project schedules demand

Training & growth

This is a senior field position. You’ll receive training on our building systems and products, in-shop exposure to how our modular homes are constructed before they arrive on-site, site-specific training and safety orientation, clear performance expectations, development planning, and the opportunity for increased leadership responsibility as our field operations grow.

Ever wanted to set up a cabinet shop the way you’d actually do it, instead of inheriting someone else’s mess? Can you take a project from sheet goods on the CNC through boxes, doors, and final install?

Who we’re looking for

A Lead Cabinetmaker to own our cabinetry and millwork from sheet goods through final installation. This is a hands-on role with department ownership attached. You’ll be running the CNC, cutting and assembling boxes and doors, and installing into the modules — and you’ll also be the person deciding how it all gets done. As the department grows, you’ll be the one training and leading the people who join it.

What this role is accountable for

Setting up the department

• Supporting the installation, setup, and commissioning of new CNC and cabinet shop equipment
• Providing input on shop layout, workflow, dust collection, material handling, and storage
• Building out our standard cabinet library, construction methods, and shop standards
• Developing jigs, fixtures, templates, and repeatable processes that make production faster without losing quality
• Helping build the documentation and training material a growing department will need

Running production

• Programming, operating, and maintaining the CNC router — nesting, toolpaths, tooling, and sheet optimization
• Cutting, machining, and edgebanding all sheet goods
• Assembling cabinet boxes, drawers, and casework to a consistent standard
• Building and fitting doors and drawer fronts; installing hinges, slides, pulls, and specialty fittings
• Completing finishing on all cabinetry and millwork
• Completing custom millwork, built-ins, shelving, and specialty pieces as projects require
• Managing material takeoffs, inventory, and yield, and maintaining quality control across everything leaving the shop

Installation and integration

• Installing cabinetry and millwork into modules in the shop
• Completing on-site cabinetry installation, adjustments, and deficiencies when required
• Coordinating with production, electrical, plumbing, and finishing teams so cabinetry integrates cleanly with the rest of the build
• Working with design and project management on selections, specifications, and what’s actually buildable

Leadership and reporting

• Training, mentoring, and eventually leading additional cabinet shop team members
• Maintaining a clean, organized, and safe work area, and submitting daily Work in Progress reports
• Communicating successes, challenges, upcoming requirements, and schedule concerns to Operations
• Providing feedback on sequencing, efficiency, costing, and process improvements
• Assisting with service and warranty work when required

Experience & traits needed

• 5+ years of cabinetmaking, millwork, or finish carpentry experience
• Proven experience running a CNC router — programming, nesting, tooling, and troubleshooting
• Strong experience with cabinet construction, both frameless and face frame
• Experience building and fitting doors and drawer fronts
• Solid working knowledge of cabinet hardware — hinges, slides, and specialty fittings
• Experience with edgebanding and sheet goods machining
• Ability to read and interpret architectural drawings
• Experience installing cabinetry and millwork
• Ability to plan work several steps ahead and identify what will be required next
• Comfortable working independently and making sound decisions without constant direction
• High attention to detail and strong quality standards
• Clear, professional communication with team, suppliers, and occasionally clients
• Valid driver’s licence and reliable transportation

A Skilled Builder in Framing to take ownership of the structural framing phase of our builds. You’ll work alongside our design, engineering, exterior, mechanical, electrical, and interior teams to bring projects to life from the ground up, and help mentor Entry-Level Builders working in framing phases.

What this role is accountable for

• Building subfloors, walls, roof systems, and truss packages accurately and efficiently
• Installing sheathing, backing, and framing support systems correctly
• Installing windows and doors square, level, and properly integrated into framing systems
• Installing insulation and vapour barrier systems according to build requirements
• Maintaining structural precision, layout accuracy, and production flow
• Coordinating with production teams to maintain project schedule
• Submitting daily Work in Progress reports
• Providing feedback on sequencing, efficiency, and process improvements
• Mentoring and guiding Entry-Level Builders
• Assisting with occasional service or warranty work, and with product delivery when required

Experience & traits needed

• 5+ years construction experience, with proven experience in wood framing and structural systems
• Experience with floor systems, wall framing, trusses, sheathing, insulation, and vapour barrier
• Strong understanding of structural assembly sequencing
• Ability to read drawings, layouts, and install specs
• High attention to detail and pride in structural precision and efficiency
• Strong communication skills and reliable transportation

Not required, but helpful

• Forklift experience or certification
• Experience in prefab / modular construction

Compensation

• $32–$45/hour depending on experience and qualifications

What this role is accountable for

• Working alongside Skilled Builders across all construction phases — framing, finishing, and everything in between
• Reading cut lists and material lists, and cutting and prepping building materials accurately
• Continuously improving your understanding of builds, order of assembly, quality of finish, and overall speed of work
• Staying ahead of the build — knowing what’s coming next and prepping the team and the area for it
• Keeping the shop and yard clean, tidy, and organized
• Moving materials and buildings around the yard, including forklift operation once trained
• Helping load and unload finished buildings onto trailers
• Working with Skilled Builders to provide Work in Progress updates to the project management team
• Assisting with product delivery and occasional site installs when required

Experience & traits needed

• Some carpentry or construction experience, or a genuine drive to learn the trade
• Familiar with basic hand and power tools (drills, impacts, mitre saws)
• Quick learner who can take a task, complete it well, and then look for ways to do it better
• A deep enjoyment of learning and taking pride in your work
• Good, clear, and concise communication skills
• Able to take feedback and apply it without getting defensive
• Reliable transportation, and a good sense of humour

Not required, but helpful

• Experience building homes, cabins, or saunas
• Experience rigging and moving structures
• Forklift experience or certification
• Ability to operate basic equipment like generators and tractors
• Comfortable hooking up and towing a trailer

Compensation

• $22–$30/hour depending on experience and qualifications

Where you start in that range depends on what you walk in with. Where you end up depends on what you do once you’re here. We’d rather pay someone well for getting good fast than keep them at the bottom because that’s where they started.
